Flooring leads in Miami, taken from permit filings instead of a marketplace

If you install tile, LVP, luxury vinyl plank, hardwood, laminate or carpet in Miami-Dade, you have probably bought flooring leads from a shared marketplace and watched four other crews call the same homeowner within the hour. This page is about a different unit: a building permit that has already been issued, with the phone number of the firm that filed it. It is not better in every way. What a permit-derived flooring lead actually is

A row is one interior-remodel permit issued by Miami-Dade County or the City of Miami in the last seven days, carrying the address, the declared job valuation, the permit ID, the filing firm's name, its Florida DBPR licence number, and — on the county rows — a phone number the county publishes. Not a homeowner. A licensed contractor who has already pulled paper on a job at that address.

The City of Miami rows go one step further: that authority writes the trade scope into the permit text, so some rows literally read REMODELING/REPAIRS WOOD/LAMINATE/TILE/VINYL. Those are the only rows where the permitting authority itself says the job involves floors. There are few of them, and they carry no phone at source. Both facts are counted and published.

The honest case against buying this

Volume is small. A single Miami-Dade week produces low double digits of phone-bearing rows, not hundreds. The exact count from the latest run is printed on the home page and is not projected upward.
Most rows are not residential. A meaningful share of the phone feed is commercial or multifamily. If you only do houses and condo units, you are paying for rows you cannot use. There is no residential-only tier priced yet.
The permit does not say "floors". Except on the small declared-scope file, you are calling a remodel and asking whether floors are in it.
You may be late. Nothing in the public record says whether the flooring is already subcontracted. Sometimes it will be.
It is not exclusive and never can be. It is public data.
